Price Performance

Prime residential values across Marbella and the wider Golden Triangle remain supported by a combination of constrained supply, international demand and the scarcity of high-quality homes in established locations.

The strongest pricing continues to be concentrated in areas such as Marbella’s Golden Mile, Sierra Blanca, Nueva Andalucía and Benahavís, while Estepona and the New Golden Mile have continued to narrow the gap with Marbella as newer luxury developments and resort-style communities attract international buyers.

As of early 2026, asking prices in Estepona remained meaningfully below those of Marbella’s Golden Mile, illustrating why buyers increasingly consider the New Golden Mile as an alternative for contemporary properties, larger outdoor spaces and modern residential amenities.

Demand Profile

Marbella’s buyer base has become increasingly global.

British and Northern European purchasers remain an important part of the market, but recent years have brought stronger demand from the United States, Switzerland, the Middle East and other international markets. Buyers are also becoming more diverse in their objectives: some are relocating permanently, others are purchasing second homes, while many combine lifestyle considerations with long-term capital preservation.

At the upper end of the market, demand remains particularly strong for modern villas, gated communities, sea views, privacy and turnkey properties requiring little or no renovation.

The Opportunity Ahead

The opportunity in Marbella in 2026 is increasingly about location, property quality and scarcity rather than simply entering a rising market.

Established areas such as the Golden Mile, Sierra Blanca, Nueva Andalucía and La Zagaleta continue to command a premium because genuinely exceptional stock remains limited. At the same time, Estepona and the New Golden Mile continue to attract buyers seeking modern developments and comparatively accessible pricing within the wider Marbella lifestyle market.

Spain’s Golden Visa programme is no longer available for new investors, having ended in April 2025. Today, international buyers should therefore evaluate a purchase primarily on its property fundamentals, lifestyle benefits, long-term objectives and, where relevant, the residency or tax framework applicable to their individual circumstances.

For buyers taking a long-term view, Marbella’s international profile, limited prime land, year-round lifestyle and increasingly diverse global demand continue to underpin its position as one of Southern Europe’s most established luxury residential markets.
